At Homeshield Inspections Ltd., my goal is simple: to help home buyers, sellers, and homeowners make confident decisions with clear, practical information.
 

My name is Joshua Burleigh, and I’m a licensed home inspector in British Columbia, CPBC Licence #89977. Before becoming a home inspector, I spent years working hands-on in construction, roofing, exteriors, safety, and property-related work. That experience gave me a real-world understanding of how homes are built, how they age, where problems commonly start, and what issues can become expensive if they are missed.
 

I started Homeshield because I believe a home inspection should be more than a checklist. A good inspection should help you understand the home, not overwhelm you. My job is to look carefully, explain clearly, and give you practical information you can actually use.
 

Real Construction Experience
 

A lot of concerns in a home come down to water, roofing, drainage, exterior details, crawlspaces, ventilation, and aging materials. Because of my background in roofing and construction, I pay close attention to the areas where problems often begin: roofs, gutters, fascia, soffits, siding, decks, grading, windows, moisture staining, and visible signs of poor repairs or deferred maintenance.
That hands-on experience helps me explain not only what I’m seeing, but also why it matters and what the next step should be.
 

Local Kootenay Knowledge
 

Homes in the Kootenays have their own challenges. We see older homes, rural properties, steep roofs, crawlspaces, additions, wood heat, drainage concerns, snow load issues, DIY renovations, and homes built or repaired over many different eras.
